Buying a home in Lake Grove, NY is a little different from buying in the hamlets around it. Lake Grove is an incorporated village. That means one more government, one more tax bill, and its own rules for permits and rentals.

None of that is bad. You just want to know it before you make an offer, not after. Every fact below links to its source, and I checked each one on October 4, 2026.

What should I know before buying a home in Lake Grove, NY?

Lake Grove is an incorporated village in Suffolk County with its own Village Hall, building department, and village tax bill, due between June 1 and July 1 each year. The village lists three school districts, so confirm the district by address. Ask the seller for certificates of occupancy for every structure, and know that the village code requires a rental permit and five years of owner occupancy before you can rent out a house.

Where is Lake Grove, NY?

Lake Grove is an incorporated village in Suffolk County, in the Town of Brookhaven. The village's own history page says the area was settled in the early 1700s along Middle Country Road, and the village incorporated in 1968 by a vote of 552 to 332.

  • Land area: 2.96 square miles.

What does it mean to buy in a village?

A village is its own local government. In Lake Grove, that shows up in three ways.

  • A village tax bill. The village mails its bills on May 31 each year, and the tax is due between June 1 and July 1. The village's tax notice says the full year has to be paid at one time.
  • A village building department. The village directory lists its own building inspector, planning board, zoning board, and code enforcement.
  • Village rules. Lake Grove has its own zoning map and code. The spring 2026 village newsletter reminds owners that they're responsible for clearing snow from their sidewalks, and that landscapers need a village permit each year.

The village FAQ adds one more tip. If you pay off your mortgage, tell the village tax department so the bill comes to you.

What school district is Lake Grove in?

It depends on the address. The village's schools page lists three districts:

  • Sachem Central School District
  • Middle Country Central School District
  • Three Village Central School District

Two houses a few blocks apart can be in different districts, with different tax bills. Don't rely on the listing. Confirm the district on the tax bill, or call the district with the exact address.

How do you commute from Lake Grove?

By train. Buyers here can compare three LIRR stations on two branches.

  • Ronkonkoma. The Ronkonkoma station has a ticket office, a waiting area, and elevators. The Ronkonkoma Branch timetable shows trains to both Penn Station and Grand Central.
  • St. James and Stony Brook. Both stations are on the Port Jefferson Branch. Trains east of Huntington on that branch are diesel, so most trips include a transfer.

Train times change by season. Check the current timetable for the station you'd use, and time the drive to it at rush hour.

By car. The village's directions to Village Hall take the Long Island Expressway to Exit 60, then go north on Hawkins Avenue for 2.7 miles. Middle Country Road (Route 25) runs through the village, and the mall sits between it and Nesconset Highway (Route 347).

What is there to do in Lake Grove?

  • Smith Haven Mall. The mall is at 313 Smith Haven Mall, between Route 347 and Middle Country Road. Simon runs it and lists more than 130 stores. The village's history page says it opened in March 1969.
  • Village parks. The village parks page names Kelly Park, Victor Park, Metzner Park, Olga Wilk Memorial Park, and the Robert J. Henke Nature Preserve. There's a Memorial Park and Village Green next to Village Hall too.
  • Lake Ronkonkoma County Park. Suffolk County's park at 600 Lake Shore Road in Lake Ronkonkoma has ball fields, playgrounds, fishing, and picnic areas.

The village's 2026 Harvest Festival is Saturday, October 10, from noon to 4 p.m. at Kelly Park, on Patricia Lane just off Hawkins Avenue. It's a good day to see the village in person.

What should you check before you buy in Lake Grove?

These checks come straight from the village's own rules.

  • Permits and certificates. The village newsletter says any building or remodeling needs a building permit, and permits have to be closed out to get a Certificate of Compliance. Ask the seller for a certificate of occupancy or compliance for every structure: the house, the deck, the shed, the pool, and any finished basement. The building department's line for open-permit questions is 631-585-2000, extension 105 or 114.
  • Pools. The village zoning code requires a building permit before any pool goes in. Pools over 18 inches deep and 100 square feet need a fence 4 to 6 feet high with self-closing, self-latching gates.
  • Rental rules. This one matters if you plan to rent the house out. The village rental code requires a rental permit, and the owner has to have used the home as a primary residence for at least five continuous years before applying. The village's permit form says rental permits end when the property changes hands. So a tenant who's there today doesn't mean you can keep renting. Call Village Hall before you count on rent.
  • A code change in progress. The village notices page lists a public hearing on October 15, 2026, at 6 p.m., on changes to the lot area and illegal multifamily housing sections of the code.
  • Cesspool, septic, or sewer. Ask which one the house has. Suffolk County's Septic Improvement Program offers grants of up to $20,000 per property, and New York State adds up to 75% of eligible costs, capped at $25,000.
  • Flood zone. Look up the address on FEMA's Flood Map Service Center. My guide on how to check a flood zone shows the steps.
  • Value. The Census Bureau's 2020 to 2024 survey puts the median value of owner-occupied homes in Lake Grove at $598,900. That's what owners told the Census, not a sale price. Ask me for recent sales before you offer.
